Waco: Apartment construction is booming

As many as 1,400 new apartment units are under construction in Waco and city officials along with apartment management companies confirm the numbers.

"It is the most in the 20 years that I've been doing this a building that I've seen at one time" says Donna Carbajal, president of the Waco Apartment Association.

A 288 unit complex, The Vanguard Apartments is under construction next to University High School and hundreds more new units are nearing completion on Bagby Avenue at The Springs at Cottonwood Creek facing the golf course.

"That's because we have more people more people coming to this area,” Carbajal said.

Perhaps the largest new complex under construction is at South 12th Street and Speight Avenue near Baylor, on the site that used to be occupied by an H-E-B store.

Another large complex on 10th Street and others next to Scott & White Hillcrest Medical Center are going to give owners of older apartments some competition that Carbajal said could be a plus for tenants.

"Are we overbuilding? We could be,” she said.

“We’re going to have some of those places that are not 100 percent (occupied) possibly." she said.

Waco City Manager Dale Fisseler says people are choosing different ways to live and some of these new luxury "upscale" apartments might be their choice.

"I've told people I don't think there's been a better time to be a city manager in Waco,” he said.

“There's just something going on almost every day."

“I’m keeping our mayor and his wife busy going to meetings at night, entertaining folks that are interested in moving to Waco and i think that's really a good sign for economic development here,” he said.
